Leland Apartments
IHDA's Multifamily Programs finance dozens of projects every year, creating or preserving thousands of units of affordable housing. Here are two examples:
This Sponsor plans to develop 42 units of newly constructed family rental housing for low-to-moderate income households in Marion, IL. The primary targeted residency will be working families. The development amenities proposed for the property include off-street parking, a tot-lot, a walking trail, and a large activity building with over 1,200 square feet of space with computer stations and internet access. The grounds will include a large community vegetable garden and landscaping. The developer expects to work closely with the Crosswalk Community Action Agency to identify and meet any additional needs of the residents.
This Sponsor proposes to acquire and renovate the Leland, a Single Room Occupancy (SRO) building in the Uptown Neighborhood of Chicago. The rehabilitation will retain a total of 133 units of affordable housing for formally homeless persons with physical/mental health problems and/or histories of substance abuse. Eighty-three (83) of the units are funded through tax credits and the remaining 50 will be used as transitional housing on the second and third floors of the building and will be managed by Chicago Heartland Alliance (CHO). The ground floor will be renovated for commercial/retail use. The Leland will receive historic tax credits and is listed as a contributing structure in the Sheridan Park National Historic District.
